Upgrader Navigating Challenges to Acquiring their Dream Home.
"Meet Ron and Evelyn, a lovely couple living in a recently MOP 4-room flat in the central region. As they began considering their next step, they were uncertain about their options — which locations to explore and what price range would best fit their plans. That’s when they reached out to me, not just to source another flat, but to find a home that aligns with their dreams, lifestyle, and future aspirations."
After discussing the Singapore property market with Ron and Evelyn, I understood that their long-term priorities include asset progression and retirement planning. They also expressed interest in moving closer to their children’s school. With their current home valued at approximately $1.05M, they were comfortable upgrading to a property in the $1.8M to $2.1M range, and preferred exploring resale condominiums over new launches due to the immediate move-in opportunity.
However, during our research, a few considerations surfaced:
Most condominiums located near their children’s school are older leasehold developments with shorter remaining leases. Alternatively, if they were to opt for a new launch, they would need to rent during the interim while awaiting TOP.
This presented a series of concerns:
Resale Value : Properties with shorter leases can depreciate faster, potentially affecting resale value down the line.
A Problem on Financing: Many banks are more conservative with their loan quantum and tenures for properties with shorter lease durations. This could affect the mortgage terms available to Ron and Evelyn.
The need to rent before project TOP: If Ron and Evelyn choose to purchase a new launch condo, they would need to secure a rental unit in the meantime — incurring rental expenses for the next three years until the development reaches TOP.
Addressing this challenge involved a multi-pronged approach:
We Provided Financial Forecasting: Our team provided Ron and Evelyn with detailed projections on the potential depreciation of the property's value over time, factoring in the dwindling lease..
Our Banking Liaisons: We reached out to our network of financial institutions to get a clearer picture of the loan terms they could expect given the property's lease situation.
Support Through Analysis: We conducted a detailed comparison of the costs involved in purchasing a resale condo versus a new launch — factoring in bank interest, maintenance fees, property tax, renovation, and furniture & fittings. After reviewing the numbers, they concluded that renting first would still yield a better return on investment (ROI) in the long run.
After thorough evaluation, we recommended shifting their search to a new development in the OCR, located just a short distance from their initial target area. With a lower PSF and an overall quantum comfortably within their budget, this option provided a balanced blend of long-term capital growth potential, convenient access to their children’s school, and MRT connectivity. It offered both practicality and promise — a home for today, and an investment for tomorrow.
